BCL Appraisals, Inc. completes a number of different types of appraisals. The form you need will depend on the type of home as well as the purpose of the appraisal report. Following is a list of report types:
Uniform Residential Appraisal Report (URAR)-1004 (Conv/VA/FHA) This report is the industry standard. It is the most detailed and informative of all reports completed on single family homes. Requires an interior inspection.
Individual Condominium Unit Appraisal (1073) This report is the industry standard for condominiums. It is the most detailed and informative report completed on condominiums. Requires an interior inspection.
Small Residential Income/Multi 2-4 Family (1025) When getting a duplex, triplex or four-plex appraised, this form is required. Includes the standard Sales Comparison Analysis, Rental Listing Comparables and an Income Approach. An interior inspection is required.
Fannie Mae 2055 Exterior Only A more limited form, this report is being used more and more. This lacks the detail of a URAR but still provides the information required by most lenders. This form may be used on single family homes only. It can be with or without comparable photos depending on requirements.
Fannie Mae 1075 Exterior Only A more limited form, this report is similar to a 2055 but for condominiums only. This lacks the detail of a URAR but still provides the information required by most lenders. This form may be used on condos homes only. It can be with or without comparable photos depending on requirements.
Residential Appraisal Field Review Required by major lenders and/or appraisal review companies in researching accuracy of information on completed appraisals. Generally requires as exterior inspection of the property and comparable sales.
Residential Appraisal Desk Review Required by major lenders and/or appraisal review companies similar to a Residential Appraisal Field Review with the exception of an exterior inspection.
Employee Relocation Form (ERC) A full appraisal including an interior inspection of the subject and an exterior inspection of the comparable sales. This report also includes current competitive listings. The ERC Report is used by relocation companies in transferees.
